Here are 5 questions you should ask the sealcoating company you are considering that most people do not think to ask. They are beyond the usual “do you have references?” questions that most think about. The answers can give you a lot of insight into the company you are dealing with, not just factually, but also their preparedness in answering them.  If they seem to stumble and are thrown off by the question, you need to consider heavily if this is really who you want working on your driveway.  If they are knowledgeable, professional and confident they might be well worth it in the long run.

1.  Is a hired man or the owner going to be on the job?

The owner cannot always be there, but he/she should have a reason as to why.  If it is vital for you to have them there, work something out to ensure that this can happen.  It IS possible.  Because of the nature of this business, sealcoating companies are not multi billion dollar corporate giants where the CEO sits in an office all day.  They are often driving the trucks, sweeping and simply getting into the details of as many projects as they can.

2.  Will the sealcoat be applied by spray or by hand?

If it is a residential sealcoating job, the best quality jobs are done by hand.  This is to ensure the sealer goes on very thick, the edges are done properly and the rest of your landscaping is not affected.  Sprays, well spray.  The sealer is thinner because it has to be thin enough to fit through a small nozzle on the sprayer.  This is good for covering huge areas like parking lots.   If the contractor plans to spray your driveway, ask to see how thick the sealer is and ask them how they will prevent it from spreading to the lawn.  If a sprayer is being used, ask how many coats will be applied.  This matters to ensure an even coat as sealer has to be watered down to get through the spray nozzle.  If the price is not for 2 coats of sprayed-on sealer be very weary of using them.

3.  What is the warranty?

Notice I didn’t say “IS there a warranty.”  There should be one.  This type of work can easily come with some sort of guarantee.  A professional sealcoater knows that if they do their job correctly and thoroughly, the chances of something failing are slim.  It is a calculated risk that he can take and stay profitable.

4.  How long have you been in business?

This one would seem to be obvious to ask, but it isn’t.  Granted, every new business needs a shot at proving themselves but this is an investment in your home that you will need to live with for 2-3 years. What sounds like a great deal at the time may cost you more in the long run.  If you are getting bids between $400 to $600 then someone throws a bid at you for $150, you need to stop and think. They are either watering-down the sealer so much that it will wash off with the first rain or they are stealing the sealer.  It is great to find a good deal but common sense needs to prevail. The Easy Way To Pick The Right & Reliable Company!

You have heard of them and yes, they really do exist.  You wouldn’t be able to tell them apart from anyone else in a town.  Many reputable asphalt contractors must compete with "The Sealcoating Gypsies," the fly-by-night companies who come through a town offering quick work at low prices. These companies often use low-quality watered down material as well as untrained labor. They spray black water on driveways and then quickly get out of town. They know how to take advantage of homeowners. Don't let them take advantage of you!  Remember, fly-by-night companies SRPAY on the sealer, a reputable company will hand apply the sealer with a SQUEEGEE.

Check the phone number:  If the “business” phone they give you is a cell phone or pager, they are not a legitimate company.  There are many resources online, like searchbug.com, that allow you to check for a cell phone, land line, or VOIP.  VOIP is an acronym for Voice Over Internet Protocol, or in more common terms phone service over the Internet.  Many modern companies are switching to VOIP due to the cost efficiency and bundling ability with other internet services.  The only types of phones you need to beware of are the cell phones.  If a business does not have an established phone service you might want to go with a different company.

Q: How often should I seal the Driveway?

A: The first application of sealer on a new driveway should occur around one year after installation. This will allow some of the new oils to evaporate and promote good sealer adhesion. The very first application of sealer may only last one to two years as the new asphalt will soak in the first coat of sealer. Thereafter, we recommend sealing every two to three years. In most cases, it is unwise to seal a driveway every year as you can build up too much sealer which can lead to surface cracking of the sealer. Cracks in the Driveway may trigger another service call before the sealer wears completely.

Q: Are all Sealcoat Products the same?

A: No. While many manufacturers produce “sealcoat”, the process, standards and compounds used in the making of sealcoat vary greatly. That is why All Pro Sealcoating uses only commercial-grade direct from the plant which is the finest material available on the market. You can buy “sealcoat” locally, but it won’t last as long. Q: How long will sealcoat last?

A: With a new driveway sealed within six months to a year from installation, you should expect one to two years of protection from your first application. Subsequent sealcoat applications should last two to three years. If the driveway is 10 years old and was never sealed, you might only get one year from the first application, but two to three years from subsequent sealcoat applications.

Q: Do you spray or squeegee the sealcoat on Driveways?

A: All driveways have sealer hand-applied with a squeegee.  When you squeegee a driveway you get a more uniform coverage that is thicker and will last long.  Sealer that is sprayed on has to be watered down to get through the spray nozzle.  Most companies do not allot for this by spraying your driveway with 2 coats of sealer.  This in turn means you will have to sealcoat again in 6 months to 1 year.  When the thick sealer is hand-applied with a squeegee, it will last for 2 to 3 years.

Q: Will the sealer eliminate all those tiny surface cracks?

A: Yes and No. Sealcoat is not a "leveling agent". The sealer will help fill in small voids and coat any imperfections, but the imperfections may still be visible. Spider cracks are very common and, short of infrared heating of the entire surface, there is nothing that can or should be done to eliminate the shallow surface flaws in your asphalt. Quite often, due to the deep, rich, black finish of a new sealcoat, the spider cracks will initially appear more noticeable.
